Tenants & Occupancy
Occupancy is independent of payment. Add a tenant when the bed is occupied, even if they have paid nothing yet.
🔄 Transfer Tenant to Another Bed
Use this when an existing tenant moves from one bed to another. Payment history stays attached to the original bed unless you explicitly record new payments for the destination bed.
🔐 Tenant Accounts
Create a separate Login ID for each occupied tenant. Tenants can only see their own profile and payment history; Administrator mode keeps full access to all property records.

Building Rent, Bills & Expenses
Record every building cost here: master rent/lease, electricity, water, internet, maintenance, cleaning, repairs, supplies, government fees and other expenses.
Monthly Rent Ledger
Rent due is calculated from each occupied bed's monthly rent. Multiple payments are combined. Arrears are shown as the unpaid balance for the selected month.

IndexedDB keeps data on this browser/device and allows AGBM to work offline. It is not the same as cloud backup. If the device is lost, reset, or its browser data is deleted, local records may be lost.
Until cloud sync is connected, keep regular backup files in a separate safe location.
